I can&#8217;t tell you how many times I have tripped over these things. I&#8217;ve bruised my knees and feet countless of times. I even have the gates with the doors on them but my little one loves to hang out by them or try to climb up them. So, I almost always have to step over them. I feel so dumb because I&#8217;m wondering how I can mange to trip so many times. My husband thought it was funny until he nearly broke his foot from tripping over it. Has this happened to you?</p>

<p>Most agents think that they need to have hundreds of different reasons why someone should work with their agency. In reality, most people buy a particular product or service because of the one thing that it does, not the additional 200 things. As agents, we need to understand both features and benefits. A feature is kind of like the headline. The benefit is what it actually does for the client. What many agents don&#8217;t understand is that when they are selling the features and benefits, clients often relate to a couple of key words they might relate to in the sales process. The first thing that customers look for is they look for safety. Does your feature make you a safer option in being the agent that they select? For example, you have a track record where you had sold all of the homes in and around a particular street. This shows safety that you sell a lot of homes in the area, and that you&#8217;re the one that&#8217;s used by all of their neighbors. Because of this, and if you had more than 30% market share in an area, you could have an advertisement that said, &#8220;How do you know that we&#8217;re the safe option? Well, it&#8217;s probably because we sold your neighbor&#8217;s home.&#8221; This creates a link to that core emotional need. &#8220;You see, the opposite of safety is risk, so don&#8217;t risk the sale, sell with a safe agent.&#8221; This links the feature around your track record and links back into the safety or the opposite of that is being anti-risk. The next key word that consumers go towards is performance <b>&#8230;</b></p>

I started raising birds in S. Florida. Since I moved up north I had to move my operations indoors. I want to move them outside in the summer but we have foxes up here and raccoons and snakes ect. Will they try to eat my birds? Do mothballs help?</p>

<p><i>Answer by Paul in San Diego</i><br/>The only other one I can think of, besides an alarm system installed throughout the house, is a carbon monoxide detector. This should be installed in a central location within the house. It will detect a build-up of carbon monoxide from a gas stove or furnace that isn&#8217;t burning the gas properly.</p>

<p>Here is my home made, MOSFET motor driven, intervalometer controlled, bi-directional, varible speed, camera slider dolly system. I saw one of these for 0, so I built my own for less than 0. Using 2 intervalometers, I can drive a dolly along a rail, stop, take a photo, then drive again. I have complete control over speed, time, direction and duration of the motor and of the camera. I also added safety switches, so it stops if it reached the end of the rail. These safety stops are adjustable, anywhere along the rail. My wife and I live in a manufactured home in California and are thinking of retiring to a manufactured home community somewhere less expensive.  Central Florida sounds nice, but my wife is concerned about hurricanes damaging mobile homes.  My view is that there are thousands of people living there in mobile homes, many for decades now, and only a tiny number get hit.  Also, I believe that a new manufactured home is almost as hurricane resistant as a site-built home.  Can anyone living in a manufactured home in Florida share any opinion?</p>

<p><i>Answer by smcin728</i><br/>Floridian here. While I don&#8217;t live in a manufactured home, I have spent most of my life in Florida. Hurricanes do their worst damage on the coast. There are many, many lovely adult communities in Central Florida that take less abuse from hurricanes and tornadoes, because by the time the storms come this far inland, they have been drastically reduced in force. Not to say that it can&#8217;t happen. The last two years were quite devastating. But on average, Central Florida suffered the least damage. Look in the area between Alachua (Gainesville) and Orange Counties (Orlando) for some lovely communities.</p>
